MOSCOW, March 24 - RIA Real Estate. Three series of five-story buildings - I-510, I-511, I-515 - must definitely get into the renovation program of the housing stock in Moscow, which is currently being prepared by the capital, Oleg Soroka, deputy head of the Moscow City Duma commission on urban planning, state property and land use, told RIA Real Estate.

"Now a housing renovation program is being formed in Moscow. All experts point to the I-510, I-511 and I-515 series as those that, due to their condition, must be included in it," he said. According to the interlocutor of the agency, technical condition houses of these series is such that "in 10-15 years they will definitely be emergency."

At the same time, he stressed that the main thing in determining the lists of houses that will fall under the demolition of the second stage will be the desire of the residents themselves.

"We have as many homeowners as there are nowhere else in the world - 82-84% of the total housing stock is privately owned. Now there is a discussion of various formats that can be used when collecting the opinions of Muscovites," the Moscow City Duma deputy said.

How will the second wave of demolition of "Khrushchev" in Moscow go?At the end of February, Moscow Mayor Sergei Sobyanin announced the impending second wave of demolition of five-story buildings. From specified that changes of the federal legislation will be required for implementation of this program. On the evening of Friday, March 10, a group of deputies submitted to the State Duma a draft amendment to the law "On the status of the capital of the Russian Federation" and other acts that determine the procedure for resettling residents from demolished houses, as well as building up the vacated territory. The site "RIA Real Estate" acquaints readers with the main points of this document.

He clarified that the possibility of using electronic platforms like Active Citizen, quarterly surveys, as well as using the capabilities of multifunctional centers (MFCs) is being discussed.

Earlier, Sobyanin, at a meeting with Russian President Vladimir Putin, said that the city authorities were ready to develop a new large-scale program for the demolition of dilapidated and emergency five-story buildings. According to the city authorities, the demolition program may include 25 million square meters of dilapidated housing stock (about 8 thousand houses), in which 1.6 million people live. A bill regulating the demolition of five-story buildings and the resettlement of Muscovites in new homes was submitted to the State Duma on March 10. It involves amendments to the law "On the status of the capital Russian Federation"and a number of other norms in terms of establishing the features of the renovation of the housing stock in Moscow.

Khrushchevny Zhdun: when all five-story buildings will be demolished in MoscowForecasts, of course, are a thankless task, but sometimes you really want to play with them. Olga Nabatnikova, head of the RIA Real Estate editorial office, discusses when, in reality, Muscovites can begin to move into high-quality new buildings as part of the second wave of five-story apartment buildings in the capital.

What is known about the I-510, I-511 and I-515 series

Houses of the I-510 and I-515 series are panel. I-510 - a series of housing, developed in the second half of the 1950s. The first buildings of the series were erected in 1957, the last in 1969. The highest rate of construction occurred in 1960-1961. The buildings of this series are characterized as block multi-section residential buildings, consisting of ordinary and end sections with one- to three-room apartments, five-story, without elevators and garbage chutes, with a ceiling height of 2.48 to 2.7 meters, with a combined bathroom. In Moscow, there are also several houses for small families based on this series: on Korovinskoye Highway, Sevastopolsky Prospekt, Schelkovskoye Highway and next to the Perovo metro station.

In Moscow, panel houses of the I-515/5 (1-515/5) series are present in absolutely all areas, the development of which was carried out in the late 1950s - in the 1960s. In terms of prevalence, this series ranks first in Moscow among five-story buildings of all periods of development. The houses of this series were not formally included in the "first wave" of demolition, but there are known cases of demolition in some quarters during a comprehensive reconstruction, in a number of prestigious areas, as well as in districts where there were few houses of the series that were demolished in the first place (YuAO). Sanitation (overhaul) was carried out in several houses.

The 1-511 series was developed in the late 1950s. Houses are multi-sectional, consist of ordinary and end sections, usually from 3-4 or 6-8 entrances. Walls: external - brick (usually white silicate brick), some - from brick blocks, internal - gypsum concrete, gypsum concrete partitions, ceilings - reinforced concrete slabs. Ceiling height 2.48 meters. Bathroom - combined or separate. The house has 1, 2, 3-room apartments (4 on the landing). There is also a small family version of this series with solid one-room apartments and a very small kitchen. And in the house standard sizes fits 130 apartments at once.

Houses of series 1-510, 1-511, 1-515/5, 1-331, 1-335 and 1-447 will fall into the demolition program of the capital's Khrushchevs

The State Duma in the first reading of the bill on the renovation of the housing stock in Moscow. According to the plans of the city authorities, in the coming years, almost 8,000 houses with a total area of 25 million square meters will be demolished in the city. m, in which 1.6 million people live.

The city program for the demolition of the very first Moscow Khrushchevs, approved in 1999, included houses of the K-7, II-32, II-35, 1605-AM, 1MG-300 series. Almost all of them have been dismantled. Next in line are later series: 1-510, 1-511, 1-515/5, 1-331, 1-335 and 1-447. At the same time, the houses of series 1-510 and 1-511 will be the first to be demolished. RBC-Real Estate has compiled a guide to the most popular Khrushchev houses in the capital, which will soon become history.

Series 1-510

Block Khrushchev series 1-510, which is considered one of the most common, were built in Moscow from 1957 to 1969. Most of these five-story buildings have been preserved in the metropolitan areas of Fili, Shchukino, Khovrino, Koptevo, Ostankino, Izmailovo and others. In such houses, as in other five-story buildings of the first period of industrial housing construction, there are no elevators, garbage chutes and separate bathroom. But, unlike the Khrushchev houses of the earliest modifications, balconies are provided here, including in the end sections (in two rows). Apartments have from one to three rooms, the kitchen area in such houses is 5-5.6 square meters. m, ceiling height - from 2.4 to 2.7 m. The service life of houses in this series is 50 years.

Series 1-511

The 1-511 series was a modified version of the 1-510 series and saw widespread use from 1958-1975. Such houses were built of brick, most often silicate. Elevators here, as in the previous series, were not provided, but some houses had a garbage chute, and most apartments were equipped with balconies. Most of these Khrushchev houses were built in the areas of Kuntsevo, Khoroshevo-Mnevniki, Shchukino, Airport, Perovo. Apartments in these houses have from one to three rooms, the kitchen area is 4.7-5.7 square meters. m, ceiling height - from 2.4 to 2.7 m. In the early 1960s, a small modification of this series was developed with continuous one-room apartments and a tiny four-meter kitchen - for young professionals and families without children. The service life of such houses is also 50 years.

Series 1-515/5

Houses of the 1-515/5 series were built in Moscow from the late 1950s to the late 1960s and, along with the five-story buildings of the 1-510 and 1-511 series, are considered the most popular. Such houses have been preserved in almost every district of the capital. The external panels of the Khrushchev houses of this series were made of expanded clay concrete, and the facades were lined with small tiles and complemented by balconies. The apartments here, as in other Khrushchevs, have from one to three rooms, the kitchen area is 5.27-6.8 square meters. m, ceiling height - from 2.4 m. Since 1966, the construction of nine-story modifications of the 1-515 series began: 1-515 / 9M and 1 / 515 / 9Sh. Later, another 12-story modification of the 1-515 series appeared, which was not put into production. Houses in this series are designed for 50 years.

Series 1-335

Houses of the 1-335 series in Moscow were built from 1956 to 1968, but the modernized five- and nine-story series 1-335K, 1-335A, 1-335AK and 1-335D, which were produced until the very last years of their existence, became more widespread. Soviet Union. The five-story buildings of the 1-335 series were different from the others large windows- they were on average 10 cm wider than other Khrushchevs. And on the stairwells, the windows were elongated - almost the entire height of the floor. In most houses of this series, one of the side facades is equipped with an external fire escape - another noticeable difference from traditional Khrushchev houses. Apartments in such houses have from one to three rooms, the kitchen area is 6.3-7 square meters. m, ceiling height - 2.5 m. Limit service life - 50 years.

Series 1-447

1-447 - the most massive series brick Khrushchev, which were built in 1958-1964. In such houses, balconies were equipped on all floors except the first. One-, two- and three-room apartments are provided here, the kitchen area is 5.5-6 sq. m, ceiling height - from 2.5 m. As in the Khrushchevs of the previous series, adjacent rooms are provided - in later, improved versions of the series, this drawback was corrected. In the 1960s, on the basis of a series of houses 1-447, several dozen modifications were developed - from series 1-447С-1 to 1-447С-54. Houses of the 1-447 series are considered one of the most durable, their service life is at least 100 years.

Hello - this page contains information about the houses of the 1-511 series and balconies in particular. You will learn about the features of complex repairs and the nuances that should be considered when performing such work.

For convenience, a large data array was divided into separate blocks. They contain information about popular materials for outdoor and interior decoration, the disadvantages of heavy plastic windows and the advantages of light aluminum sliding windows. We will talk about the disadvantages of insulating balconies with a fragile balcony slab and analyze the main reasons for the collapse of such structures.

The photo gallery will allow you to see examples of work performed by our masters. Videos will acquaint you in more detail with the features of remote glazing and the technology of mounting roofs on metal carcass.

Installation of plastic windows - an overview of the shortcomings

Warm glazing is not installed on the balconies in the 1-511 series house. The main reason is the too large mass of metal-plastic windows, which, when assembled, can reach 300 kg.

Houses of the 1-511 series are well known not only for their small kitchen, but also for their fragile concrete slab, which cannot be overloaded. An increase in permissible loads can lead to the collapse of the balcony slab and balcony structures.

Installation of warm glazing on balconies with a fragile plate is a big mistake. The most optimal solution is the installation of Krauss and Provedal lightweight aluminum windows.

The main advantages of sliding balcony glazing 1-511

To glaze the balconies in the 1-511 series house, Provedal or Krauss lightweight sliding windows are used. The aluminum profile is light and strong enough, and the sliding way of opening the doors is an excellent solution for saving free space. Houses of the 1-511 series are well known for their disadvantage - a fragile balcony slab, which is not designed for heavy loads.

The main advantages of Krauss or Provedal aluminum windows are: low weight, sliding way of opening the sashes, saving free space, low cost. Aluminum sliding windows have certain features: minimal protection from the cold, sufficient protection of the balcony from wind, rain and snowfall. At low temperatures, aluminum glazing sashes can freeze through (it's still metal). Sometimes a situation arises when the windows on the balcony cannot be opened.

In addition to aluminum windows, Slidors sliding glazing can be used. This window system is slightly heavier than aluminum windows of the same size. But installation can only be carried out after the specialist assesses the condition of the balcony slab and gives permission. The photo shows examples of glazing balconies 1-511 with sliding windows.

You can get acquainted with an example of glazing a balcony with sliding windows by watching this video. At the request of the customer, Krauss sliding windows made of aluminum profiles were installed.

House series i 511 - the consequences of insulation

It makes no sense to insulate a small balcony in the house of the 1-511 series: its already small area will decrease when laying foam blocks and a layer of insulation. In addition to insulation, you need to install metal plastic windows, which create an additional load on the old and fragile balcony slab. A simple calculation shows that the total weight of the entire structure exceeds all allowable norms and the rules specified in the technical documentation of the house.

Most often, the implementation of such work leads to the destruction of the concrete balcony slab and injuries. Who is engaged in the insulation of balconies with a fragile plate? These are companies with improperly organized installation technology and "masters" with low level qualifications. The activities of such firms are terminated after the first accident. And instead of being responsible for their work, they wind up the business and open in another city or region.

How to glaze windows on a balcony in a 1-511 series house? The scheme is as follows: installation of light aluminum sliding windows is being carried out, work is being carried out on vapor barrier with penofol. In addition, penoplex insulation is used - high-quality sound and waterproofing material. It is sheathed with the parapet of the balcony and the roof from the inside.

In the photo you can see examples of works that are made using this technology.

Features of installation of remote glazing on the balcony 1-511

Enlarging a small balcony area in the 1-511 series house is easy. For this, remote glazing on brackets is used. Removal is an installation of a metal structure outside the balcony slab. The width of the takeaway ranges from 25-50cm.

In order for the work to be done correctly, you need to measure the height of the railing, the area of \u200b\u200bthe balcony, the vertical and horizontal level. for each balcony, these data are calculated individually. Based on these data, a project is drawn up and work begins.

For remote glazing of a balcony 1-511, Slaydors window systems or reinforced aluminum structures are needed. Particular attention is paid to the installation of the roof - it provides the balcony with high-quality hydro and sound insulation. Examples of such work can be seen in our photo gallery. The video demonstrates the features of remote glazing installation technology. The removal of the balcony glazing was carried out by mounting strong metal brackets. The removal along the parapet increased the width of the balcony by 50 cm, and instead of a narrow window sill, a wider structure appeared in the room, suitable for growing indoor plants.

Overview of popular materials for interior decoration

Glazed balcony 1-511 needs an inexpensive and high-quality interior decoration. Not all materials are suitable for such work. Basic requirements for finishing materials: increased resistance to humidity, resistance to direct sunlight, resistance to low temperatures.

Most often, plastic panels are used (very popular is White color). On sale you can find hundreds of options for colors and patterns. Plastic panels do not require additional care, they are easy to wash and install. And the price is the most affordable.

For interior decoration of the balcony is used wooden lining. This beautiful material it is customary to divide into classes: eurolining, class A, B, and C. Eurolining is devoid of flaws and shortcomings, but at the same time it is the most expensive. At limited budget you can use a cheaper finish.

Less popular are MDF panels. The advantage of such panels lies in an affordable price and an extensive range of colors. Often the pattern on the surface imitates expensive marble, natural wood or stone.

Stone for interior decoration of the balcony 1-511 is rarely used. A natural stone- too heavy and high price. Fake diamond- durable, lightweight and more affordable. The photo gallery contains examples of interior decoration of balconies 1-511. This video shows an example of turnkey interior decoration of a balcony. The customer chose plastic panels, and as floor covering- dark brown laminate

House series 1-511. Features of the exterior

The exterior finish provides Balcony 1-511 with additional waterproofing. Siding is used to cover the balcony from the outside. It is the most practical, lightweight and has an affordable price.

Advantages of siding: resistance to mechanical stress, resistance to precipitation, low weight, long service life. The photo shows examples exterior finish balcony siding 1-511. Concerning colors, then it is chosen individually. Most often, the color matches the facade of the house.

The video demonstrates a variety of examples of exterior balconies with turnkey siding.

Cabinets and cabinets for small balconies

The balcony in the house series 1-511 is small and glazed with sliding aluminum windows. It cannot be used as a full-fledged living room. But it is ideal for storing things (a dry and well-groomed room allows you to store even expensive fur coats and winter clothes).

As we have already said, there is not much space on the balcony, and therefore compact furniture is needed. Examples of such furniture are compact, narrow cabinets and small cabinets. They are built into the side walls of the balcony to save free space.

To make a built-in wardrobe or cabinet cheaper, you can remove the back, or even the side walls. From such changes, the strength of the furniture and its durability do not suffer, and the price decreases. In the photo you can see examples of just such furniture. The color scheme is selected depending on the interior of the balcony, the type of material - on an individual basis.

House series 1-511: balcony roof installation technology

The roof provides the balcony with high-quality - sound and waterproofing. To install a high-quality roof, you need a reliable metal frame. It is sheathed with inside penoplex. (Insulation in this case is used for noise protection, and not for insulation).

Qualitative roofing material for the roof - this is a corrugated sheet. This material is available with a galvanized surface and a polymer coating. Corrugated sheet advantages: light weight, resistance to high humidity, affordable price.

In some cases, other types of roofing are used (at the request of the customer). In the photo you can see examples of the roof on the balcony in the house series 1-511. The video demonstrates the technology of mounting the roof on a metal frame.

The technology of complex repair of a balcony with a turnkey roof

Pay attention: aluminum sliding windows - belong to cold glazing. They protect from wind and rain, but they do not provide high-quality thermal insulation. The indoor temperature differs from the outdoor temperature by ten degrees.

Glazing type - sliding system: Krauss or Provedal

Approximate dimensions of the balcony - 800x3000x800x1600

Price without removal and roof 28 000 rub

Takeaway price 34 000 rub

Price with roof 37 000 rub

Price with take-out and roof 43 000 rub

Side doors can be replaced with sandwich panels or blind doors with glass. (The first option is used when installing balcony furniture). Such changes reduce the cost of construction.

Glazing of apartments in the house series 1-511

Five-story houses of the 1-511 series can be seen in many areas of the capital. Construction began in the late 1950s and ended in the mid-1960s. There are two modifications of the house - they differ in ceiling height, quality building materials and type of roof.

This series differs from the standard five-story Khrushchev houses by the high quality of the outer walls. Demolition of this series is not planned - reconstruction projects are being actively discussed, which provide for the addition of new floors and the installation of elevators. In Moscow, houses can be seen in the Izmailovo, Ryazan and Kuntsevo districts.

Outside the Moscow Ring Road, houses were built in the villages of Vostochny and Vnukovo. In the region, houses were built in Khimki, Pushkino and Balashikha. Features of houses of the i 511 series: no elevators, balconies in each apartment, starting from the second floor.

Advantages of this series: high-quality external walls, the possibility of demolition of interior partitions. Cons: small kitchen area.

For the past few years, there have been rumors among the people that, according to the urban reconstruction plan, a decision was made to demolish the old five-story houses, which are in every city and every region. Does such a guide really exist? And if so, when will it happen?

Unfortunately or fortunately for those people who are not residents of the capital, it is true that such houses have been decided to be demolished, but so far only in Moscow. And only houses of specific "demolished series". Brick is not one of them.

Why demolish five-story buildings

In the second half of the last century, panel, block, and then brick five-story houses, the so-called Khrushchev houses, were actively built in all cities of the country. Initially, they were intended to resettle people from communal apartments while comfortable housing was being built in the country, so they did not differ in any way. convenient layout nor the quality of the materials used.

For reference. Projects of such houses were created in such a way that they would stand for no more than 25 years, after which they would be demolished.
However, it is correctly said that there is nothing more permanent than temporary.
Khrushchev houses still stand to this day, and, according to statistics, more than eight and a half million people live in them.

Reasons for demolition

It is easy to calculate that the estimated service life of these houses has long ended, but experts believe that most of them can stand still for a very long time. Even the figure of 150 years is called, but subject to reconstruction using modern repair technologies.

What causes the demolition?

  • Wear first. Moreover, communications wear out and become obsolete faster: heat and electricity supply, water supply, sewerage. Today, every apartment is literally crammed with modern household appliances, practically incompatible with morally obsolete communications, which are already poorly coping with their functions. And in last years Increasingly, there is information about the catastrophic wear of load-bearing structures.

  • The irrationality of financing the reconstruction of houses of certain series. Modern technologies, capable of saving Khrushchev - this is, of course, great, but what will be the price of such a remake? This money is better spent on the construction of more modern and comfortable housing.

For reference. The method developed by engineers for the reconstruction of five-story buildings consists in strengthening them with columns, installing additional heat and sound insulation, increasing the number of storeys and combining apartments.
If we add to this the replacement of communications and the installation of an elevator node, then for each square meter will have to spend about 20 thousand rubles.

  • Improvement appearance cities. All those years that have passed after the mass construction of Khrushchev, the city grew and developed, leaving five-story buildings in the historical center. Their design, or rather their absence, does not fit into modern architecture in any way.

  • The need to expand or build highways. This is the only reason, apart from the state of emergency, for which houses of unbearable series can be demolished.

Why are they still standing?

The decision to demolish was made several years ago, but most of the houses subject to it are still standing. There are objective reasons for this, including the economic crisis, as well as a change in Moscow's leadership. After all, so far we are talking only about five-story buildings in the capital: in the regions, no one is going to demolish anything.

According to the new plans, this should happen before 2015, but how feasible these plans are is a big question. The fact is that not all residents of Khrushchev agree to leave their homes. Some of them - mostly elderly people - do not want to move from their usual place.

Others are not satisfied with the proposed exchange options. Many have done quality repair in their apartments, they replaced dilapidated communications with their own hands, spending large sums on this. It is clear that they are not happy with the prospect of moving to a new home.

But the main problem for the city authorities was the high cost of dismantling. Five-story buildings are located in areas with a high density of buildings and engineering communications, which directly affects the rise in the cost of destruction.

Tearable and unbearable series

Residents of houses to be demolished in the near future are probably aware of this. And for those who are going to buy an apartment in the old fund, it will be interesting to know which of them should be liquidated in order to properly assess financial risks.

Houses of demolished series

These include buildings of the housing stock, created in the late 50s - early 60s of the last century. That is, in the period of mass industrial housing construction. These are panel houses of the K-7, II-32 and II-35, 1-MG-300, 1605-AM series.

This is especially true for the first two episodes.

  • K-7 - panel multi-section five-story buildings of various modifications, consisting of ordinary sections with one-, two- and three-room apartments without balconies. The outer walls are cassette reinforced concrete panels 270 mm thick with thermal insulation with mineral wool and foam glass.

  • P-32 - houses made of vibro-brick panels, lined with tiles, with balconies on pillars. And a modification of this series - "little families" II-32-130 with a living area of 9-13 m 2 and a kitchen of no more than 3.5 m 2.

For reference. At the moment, most of the houses in this series (about 80%) have been demolished.

Erected among the first, the five-story buildings of the above series have thin walls with poor thermal insulation properties. They are not subject to reconstruction, since even the use of modern building technologies is not able to qualitatively improve their condition.

Houses of Unbearable Series

The unbearable are primarily brick houses series 1-447, 1-511 and small family II-34. Built on a fundamentally different constructive system, they are characterized by higher performance.

And although low-quality building bricks were used for construction, they are designed for a fairly long service life.

  • 1-447 and 1-447C are the most common brick five-story buildings in the regions of Russia, which were built from 1958 to the end of the 70s everywhere - both in large and small cities. External walls 38-40 cm thick, interior partitions made of concrete panels - 8 cm.

  • 1-511 - houses of this series were built only in Moscow from the late 50s to the mid-60s. There are early and late modifications of the houses of this series, which differ in the type of roof, the height of the ceilings and the quality of the brick used in the construction, comparable to the quality of the double silicate brick M 150. The thickness of the walls is 38-40 cm, and in houses of earlier construction - up to 51 cm. Such houses were not built in the regions. (see also article)

It is interesting. The capital already has completed project reconstruction of a brick five-story building series 1-511 with a superstructure of two floors, an extension of an elevator unit and the construction of bay windows that increase the area of kitchens.
The reconstruction was carried out without the resettlement of residents.

  • II-34. Only 10 such houses have been built, and only in Moscow - there are none in the region and regions.

Officially, brick five-story buildings are not included in the list of demolished series. Their liquidation is possible only if the house is recognized as dilapidated emergency housing, not subject to repair and reconstruction.

The prospect of demolition is also possible in a situation where this is required by the plan for the comprehensive reconstruction of the quarter, construction road junctions or highway extensions.

To date, only isolated cases of the demolition of brick Khrushchevs are known. For example, a house of series II-34 in the Moscow district of Zyuzino fell under it.

  • 1-335D;
  • 1-464A and 1-464D;
  • 1-467A and 1-467D;
  • 1-468-A, 1-468-B, 1-468-D;
  • 1-507;
  • 1-510;
  • 1-515/9;
  • 1-605A and others.

The strength and heat-shielding properties of the outer walls of these houses are good, the physical wear of the supporting structures is not critical (as a rule, no more than 20 percent), and the layout of the apartments is more successful than in the houses of the demolished series. However, in almost all homes, a complete replacement of intra-house communications is required. (See also article

1-511 - description, characteristics, layouts

Houses of the 1-511 series are present in absolutely all districts of Moscow, the development of which was carried out in the late 1950s, early and mid-1960s. In terms of prevalence among all periods, it takes 2nd place in Moscow after.
